The Origins: The neighborhood was officially established in 1972 under St. Louis County Ordinance No. 6390.
The Founders/Developers: The community was master-planned and developed by Harry W. Freeman and Jeanne M. Freeman, who drafted the original Indenture of Trust and Restrictions for Greenmar Estates Subdivision on October 24, 1972, along with trustee Rose Marie Tiemann.
The Construction Era: Core construction of the single-family homes began immediately following the platting, with the vast majority of the classic traditional and split-level residences built between 1973 and 1975.
Subdivision Phases: The community was developed in sequenced phases, formally recorded as Green Mar Estates 1 and Green Mar Estates 2 (Amended).
Scale: The total neighborhood footprint spans over 150 residential lots, designed with a deliberate focus on low-density suburban comfort (with typical lot sizes ranging from 7,500 square feet to over a quarter-acre).
Dedicated Collective Space: The Freemans deliberately mapped out and dedicated several parcels of Common Land to the subdivision. By legal indenture, these spaces are held in perpetuity for the exclusive use, benefit, and enjoyment of Greenmar Estates residents.
Purpose & Utility: Rather than being just ornamental, the shared common areas are designed for multi-purpose neighborhood functionality:
Recreation & Leisure: Open green spaces woven between the residential streets provide natural buffers and shared clearings for community interaction, play, and neighborhood gatherings.
Scenic Preserves: Portions of the common ground preserve the natural, rolling topography and mature tree canopies characteristic of southwest St. Louis County.
Infrastructure Management: The common land blocks double as designated easements providing protected paths for storm water drainage, utility placement, and residential privacy buffers.
The HOA/Trustee Framework: The common areas and neighborhood aesthetic standards are actively managed by elected community Trustees under the Greenmar Estates Association. Maintenance is sustained by a highly reasonable annual assessment (Annual assessment: $175 beginning 2027), ensuring the shared properties remain beautifully kept without heavy financial burdens on the homeowners.
